Distressed Property: Average Discount to Market

The average discount to market for short sales is 17 percent, and the average discount for foreclosures is 22 percent.  On a monthly basis sales of distressed property are in the range of 35 percent of total home sales.  Therefore, we have a bifurcated home sales market—non-distressed property moving at significantly higher prices than is the case for distressed properties.
